    We perform comprehensive inspections involving a property's major visible, structural and mechanical systems for real estate owners and prospective buyers.     Pre-Purchase Inspections

    The acquisition of a property can be stressful, sometimes involving considerable uncertainty and often with time constraints on the decision making process. A condition survey of the property removes a number of the unknowns and greatly increases the chances of a successful purchase. It makes good sense to know what you are buying, before you sign on the dotted line.

    In a pre-purchase situation, our strategy is to quickly provide you with a description of the existing building condition. The building and its systems are not redesigned; instead the focus is on the performance of the building. Where appropriate, we estimate life expectancies and provide repair and/or replacement cost figures in a broad ball park sense.

     

    Sewer Lateral Inspections

    Internal CCTV (Closed Circuit Television) video camera inspection is a traditional method used to determine the exact nature of defects in sewer laterals. A video inspection can determine the exact problem area and save you money on repairs. The sewer lateral inspection includes the following.

    Pre-Listing Inspections

    Many area builders offer a one year warranty and allow homeowners to prepare a "punch-list" for repairs needed at the twelfth month of occupancy.     4 Point Insurance Inspection
    *4-Point inspections are not a complete home inspection. Ages and types of major components and systems are checked for upgrades and serviceability only. This type of inspection is usually performed to help provide information for insurance companies providing property insurance.

    What are the Insurance Companies looking for?

    While we cannot speak for the individual insurance companies, it appears they want to know if the major systems of the house have been updated and what the reasonable life expectancy will be. It is recommended that the buyer contact their insurance company for more information.
